RIGHT OF ENTRY
An owner or his agent may enter their rented premises only under the following circumstances:
- In case of an emergency if agreeable by the tenant
- To inspect the premises, with not less than 7 days notice in writing, but no more than every 3 months
- For the purpose of maintenance or inspecting repairs, with not less than 24 hours written notice
- Showing prospective tenants or prospective purchasers the property, with not less than 24 hours written notice
GENERAL MAINTENANCE
Under the terms of the Tenancy Agreement both owner and tenant are responsible for the upkeep and maintenance of the property. The owner agrees to keep the property in a safe and satisfactory condition for the tenant. The tenant agrees to maintain the property in accordance with the original condition report.
WATER CHARGES – Individually metered properties only
The landlord’s responsibility is to provide the tenant with the first 150kl of water in a 6-month period plus base water charges. In the case of a house with a pool, the landlord is responsible to provide the first 180kl of water. Any additional water consumption over and above these specified amounts is to be paid by the tenant.
Without individual water meters, excess water rates may not be passed on to the tenant.
